About the Owner

Annette Katchan-Ripplinger is the Owner of Charan Property Management Incorporated responsible for overseeing management requirements assuring efficiency and effectiveness.

Annette is the management contact for her clients with her main focus and expertise as acting liaison between directors, residents and contractors. Additional responsibilities include preparation of annual budgets, identification of capital projects, supervision of staff / contractors, annual maintenance scheduling and overseeing assistant property managers, property administrators and property accountants.

In addition to starting Charan Property Management Inc., Annette began work in 1987 as a Realtor. She is a licensed as a Broker for property management, 1993 to 2017, Annette and her team offer services to condominiums, commercial and residential properties with site services for lawn care, snow removal and general maintenance.

In 2007, Annette began working with Condominium boards and now manages many projects. Annette ‘s knowledge and experience is through extensive study on the Condo Acts, SREC and other industry requirements. Annette has personally lived in four different condos and served on their boards as director, president and vice president in her own complex. As a Realtor Annette brings another element to her business, having sold many units over the years. She can give current comparable fees and has successfully used her Real Estate skills to develop a sound estoppel package teamed with meeting the new requirements for sale criteria. Annette is also an Associate Broker, with Realty Executives Dale Ripplinger & Associates.

As a Condominium Manager, Charan’s duties include orchestrating and facilitating Board of Directors meetings, daily correspondence and annual general meetings. Annette and her team have managed many capital projects such as identification of capital issues, engaging services of qualified consultants and/or engineers, determining work requirements and budgets, administration of capital projects including contracts, organizing financing or coordinating special assessments, communication with Board of Directors and organizing meetings to discuss problems and solutions.

Charan has managed several capital expenditures such as sewer line replacement, window replacement programs, common area renovations, parking lot resurfacing, mould remediation, roof replacement, eaves repair, boiler replacement, landscaping, cleaning, energy efficient programs and other building related issues.

Charan Property Management cares about their buildings, the people that live in them and their clientele. Annette and her team provide a unique combination of strategic planning, creatively applying and delivering the best leadership possible. This is achieved through transparency and technology.
